This project involved the development and construction management to repurpose and reconfigure approximately 525,000 SF of an existing full block department store in the downtown core retail district of Seattle, Washington. The scope of work extended to all 11 floors of the building and complete repurposing of six upper floors into commercial office shell space with associated vertical circulation, ground floor lobby space and a large roof deck amenity space. This historic landmark building was seismically updated to meet current building code including the construction of six, 11-story, 30” thick concrete shear walls from the sub-basement to the roof and the of additional diaphragm bracing around the circumference of every above grade floor level. All construction was completed while coordinating with and keeping the existing Macy’s department store in levels sub-basement through 2nd floor open for business. -

BC Group served as the owner representative during the mid to substantial completion stage of the construction process for this ground up 15-story mixed use/multi-family housing building located one block from the PSU campus in downtown Portland, Oregon. BC Group’s work primarily focused on schedule control, project permit closeout, and occupancy. The project completed in 2019. The building is 475,343 SF and contains 417 residential units, ground level retail space, underground parking, upper floor amenity courts, roof top pools, spa and fitness center, dining areas and more. -

PacWest Center:

BC Group served as the owner’s representative for Lincoln Properties for the renovation of this commercial 30-story tower located in downtown Portland. Work primarily consisted of creating a new lobby, fitness center, bike hub, showers and locker rooms as well as common meeting rooms and other amenity spaces. -

Wells Fargo Tower & Data Processing
BuildingBC Group served as the owner representative for Lincoln Properties for the interior and exterior renovation of the Wells Fargo Center, a 40-story commercial office tower and an adjacent five-story office building. Work consisted of significant renovation to the tower common spaces including the addition of a dining market hall, fitness area, bike hub along with showers and locker rooms. For the exterior, the work involved enclosing the existing plaza under the former data processing building into an interior lobby and additional 2nd floor as well as creating a new entry awning for the tower, completion of full window replacement and associated site work related to removing an existing drive ramp servicing the first ATM in the state. -
Charbonneau Country Club Activity Center
The project involved the construction of a new 2-story, wood-framed Activity Center for the residents of the surrounding community. The building program included general assembly spaces, meeting rooms, fitness room, exercise rooms, and classrooms. BC Group was the owner’s rep for development and construction. -

BC Group served as the owner representative for this Virtuous Pie restaurant tenant improvement projects located in downtown Toronto. The restaurant is approx. 3,000 SF and has high end modern finishes and caters to Vegan cuisine. -

Advanced Endodontics
Advanced Endodontics was relocated to the newly-constructed Red Rock Center in Tigard, Oregon. BC Group provided owner representative services/development management through the design, construction and startup of this 3,200 SF tenant improvement project for a state-of-the-art endodontic clinic. -

Tselnik Dental
The Tselnik Dental project included the rehabilitation of a 1960's vintage savings and loan building into a stand-alone endodontics dental practice. BC's role includes development and construction management. -

Zehtab Dental
Zehtab Dental is a state-of-the-art, high-end finish, dental office. Originally located in Lake Oswego, BC Group assisted Zehtab Dental with relocating to a new building purchased just blocks away in Lake Oswego. BC Group provided development and construction management. Tasks performed included analysis, working through lender closing, design management, third party consultant management, bank draw requests, and FF&E coordination. -

Enterprise Rental
The Enterprise Rent-A-Car project included a new street level tenant space addition to an existing parking garage in the retail core of downtown Seattle. The BC Group coordinated the development design, entitlements, and construction through tenant move-in. -
Pine Garage
The Pine Garage project is a $7M, 80,000 SF, 10 story, 1950's structural concrete parking garage rehab with retail. The project is located in downtown Seattle, Washington. The project was completed in several phases over two years and was fully completed in 2009. BC Group performed due diligence, development management and construction management. -
